      <description>November Topic:&lt;br/&gt;&lt;br/&gt;RENC Vendor Fair&lt;br/&gt;&lt;br/&gt;AustinRENC is having its annual vendor fair on November 18th, 2010 at 7pm at the Norris Conference Center.&lt;br/&gt;&lt;br/&gt;Vendors from all over Austin will be joining us to participate in the Vendor Fair.  Here's a sample list of the experts you'll meet that you'll need for your Power Team: Attorneys, Lenders, Insurance Agents, Hard Money Lenders, Stagers, Builders, Title Companies, Performance Coaches, Realtors, Marketing &amp;amp; Printing Companies, Energy Auditors, Carpet Companies, Virtual Assistants, 1031 Exchange companies, Foundation Repair Companies, Architects, Landscapers, Property Managers, etc.&lt;br/&gt;If you'd like to become a sponsoring vendor, just hit the contact us tab and we'll try to include you in this month's fair.&lt;br/&gt;Our monthly RENC meeting this month will feature our Vendor Fair.  We’ll have over 20 vendors in attendance that will be introducing you to their services.  This is a DO NOT MISS event – you will make connections that you will use over and over again in your RE investing career!  Some of the vendors will be giving away prizes and freebies so please bring your business cards.  This is a great time to meet your fellow members and find out more about the services they offer.  Plus we’ll be doing a lot of networking and deal pitching tonight.  It’ll be a lot of fun and very educational.&lt;br/&gt;Some of our featured vendors include:&lt;br/&gt;Attorneys – Learn how to hold on to your assets and protect them by figuring out what kind of legal structure to set up for you and your company&lt;br/&gt;Marketing &amp;amp; Printing Companies – You’ll need to be marketing to get deals and you’ll need a printing company that can do it all&lt;br/&gt;Realtors &amp;amp; Brokers – Everyone needs comps to figure out what properties are worth.  This event will feature realtors who can give you an investor perspective on your purchase.&lt;br/&gt;Insurance Agents – Does your insurance agent know how to correctly write a policy for a rehab or subject to deal?  The ones at this event will!&lt;br/&gt;Contractors – From individual contractors to one-stop-shop General Contractors&lt;br/&gt;Foundation Companies – There are two kinds of houses in Austin: those that have had foundation repairs and those that will.  Get contacts for people who can fix these problems&lt;br/&gt;RE Investor Training services – Are you ready to ‘UP’ your RE game and take it to the next level with knowledge and profits from local gurus?  You’ll find it here!&lt;br/&gt;Hard Money Lenders – Do you know what the current rates for hard money loans are?  They’ll give you their points and rates price sheet so you can fund your next deal&lt;br/&gt;Mortgage Brokers – Get the latest rules, regulations and updates from local mortgage brokers&lt;br/&gt;Title companies – In this business, you need a title company that knows how to do wraps, simultaneous closes, sub-to’s, etc. – the really complex stuff that leads to juicy profits!&lt;br/&gt;Energy Auditors – You’ll need to be in compliance with the City of Austin laws when you sell your rehab – Our energy auditors will tell you how&lt;br/&gt;Home Stagers – Make your rehab shine with great advice from experienced stagers and find out how to get the most bang for your staging buck&lt;br/&gt;Architects – You need people who are in the know with the city of Austin and can get the permits and design your project&lt;br/&gt;Others – We are looking for other categories and really want to promote our members so please let us know if you’d like to participate&lt;br/&gt; &lt;br/&gt;We use a very entertaining and fast paced “speed dating” format for this event.  You’ll absolutely love it.  Also, if you’d like to be one of our featured vendors (in the above category OR a new category), call Shenoah to get set up.  It’s only $50/company to participate and you’ll get your name out to 100+ people in the meeting plus another 400+ on our discussion board!&lt;br/&gt;</description>

      <description>October Topic:&lt;br/&gt;&lt;br/&gt;Foxxonomics&lt;br/&gt;&lt;br/&gt;The 21st Century Guide to Investing in Real Estate in Today’s Market&lt;br/&gt;&lt;br/&gt;When it comes to real estate, everyone has an opinion.  TV analysts, newspaper writers, bloggers, and individual investors are all part of a machine that often gives out misleading and inaccurate information – which could explain why some never complete their first deal or never take their game to the next level.  Real estate remains the profession in which more people than in any other have achieved their American dream and/or have become millionaires.  Some might argue that my success in real estate at the level and speed at which I accomplished it is therefore impossible to duplicate.  This could not be further from the truth.  In fact, my goal is to teach you how to become better than me, make fewer mistakes, be more efficient, and more importantly, do it all by being yourself. Remember that a wise man learns from his mistakes and genius learns from other peoples mistakes.&lt;br/&gt;&lt;br/&gt;Who Was The First Real Estate Millionaire?&lt;br/&gt;It is notable that America’s first millionaire was a real estate investor.  In the late 1700s, John Jacob Astor was a trader who made his money trading fur, silk, tea, and fine china.  But in the 1830s, Astor started investing in New York real estate, and before long he became known as Manhattan’s landlord.  He is probably one of the most dominant real estate investors of all time. In fact, when he died his estimated net worth was $20 million, which translates to approximately $450 Billion in today’s dollars.  Astor’s story is not only inspiring but reinforcement that real estate will always be the greatest investment.&lt;br/&gt;&lt;br/&gt;Don’t reinvent the wheel – make it go faster&lt;br/&gt;One of the biggest mistakes many new and active investors make is their unprecedented need to reinvent real estate.  Although I strongly believe you must do business differently than others to succeed, I do not think you need to change the way the game is played.  Just use what’s there, make the wheel go faster, and put your personal touch on it.  If you are going to succeed in the New Generation of Wealth and Success as it relates to real estate you need to abide my six principles of investing in real estate.&lt;br/&gt;Always buy properties below market value regardless of market conditions.&lt;br/&gt;Evaluate each real estate deal as if it were a business.&lt;br/&gt;Shoot for the long term, but evaluate and write down every exit strategy.&lt;br/&gt;A strong back office is more important than the property you buy.&lt;br/&gt;Don’t try to be anything but yourself.&lt;br/&gt;Keep investing in your education, no matter what the cost, as long as it relates to today’s market.  Knowledge and credibility are your keys to success.&lt;br/&gt;Investing in real estate with partners is the only way to go. &lt;br/&gt;The secret to making money is making your money work for you, and in my opinion, real estate is the best way to achieve that.  If the real estate can carry itself, enjoy the benefits of appreciation, and grow with partners you are well on your way to becoming a very big success.  By the age of 27, I have bought and sold more than 500 properties in a four-year span without using my own money, and without credit or experience.  That is nothing compared to what my students and I will accomplish over the next two to three years, as one of the greatest times to buy properties below market value is upon us.&lt;br/&gt;Remember successful people are willing to do what unsuccessful people won’t. Success is not a matter of chance but a matter of choice, this is the time to make your move and I promise you that great wealth and success are upon you. How do I know this? Well I still spend 80% of my time buying and managing real estate in today’s market and this is one real estate wave I want to ride all the way to financial freedom.&lt;br/&gt;Happy hunting…&lt;br/&gt;&lt;br/&gt;J.T.
